Terms and Conditions


1. Operator Information

These Terms and Conditions govern the accommodation agreement between the guest (“Guest”) and:

(hereinafter referred to as the “Host”)


2. Scope and Acceptance

These Terms and Conditions apply to all bookings made via the Host’s website or third-party platforms (e.g. Booking.com, Airbnb).

By confirming a reservation, the Guest agrees to these Terms and Conditions.


3. Booking and Contract Formation

The accommodation contract is concluded at the moment the reservation is confirmed.

The Guest will receive a confirmation email including all relevant details of the stay.


4. Prices and Payment

All prices are displayed in EUR or CZK and include applicable taxes unless stated otherwise.

Payment conditions depend on the selected rate and booking channel.

The Guest is responsible for paying the full amount of the stay as agreed during the booking process.


5. Check-in and Check-out

Check-in is from 14:00.
Check-out is by 10:00.

Late check-out until 12:00 is available for an additional fee of €9, subject to availability.


6. Contactless Access

The apartment operates a contactless check-in system.

Guests will receive access instructions and a unique entry code prior to arrival.


7. Online Check-in Requirement

To ensure a smooth arrival, all guests are required to complete the online check-in form via the Chekin.com platform no later than on the day of arrival.

The online check-in includes providing identification details in accordance with applicable legal obligations.

Access codes for the apartment will only be provided after the online check-in form has been fully completed by all guests.

Failure to complete the online check-in may result in the inability to access the accommodation without any entitlement to a refund.


8. Cancellation and Withdrawal

Cancellation conditions depend on the selected rate and booking channel.

In accordance with Section 1837 (j) of the Czech Civil Code, the Guest acknowledges that the right of withdrawal from a distance contract does not apply to accommodation services for a specific date.


9. Guest Obligations

The Guest agrees to:

  • use the apartment properly and with care
  • comply with the House Rules
  • respect the maximum occupancy (4 persons)
  • avoid disturbing neighbors

Only registered guests are allowed to stay in the apartment.


10. Prohibited Activities

The following are strictly prohibited:

  • smoking inside the apartment
  • bringing pets
  • organizing parties or events

Violation may result in immediate termination of the stay without refund.


11. Liability for Damage

The Guest is liable for any damage caused to the property during their stay.

The Host reserves the right to claim compensation for damages, including additional cleaning costs if necessary.


12. Limitation of Liability

The Host is not responsible for:

  • loss, theft, or damage to personal belongings
  • damages caused by improper use of the apartment
  • interruptions caused by force majeure (e.g. power outages, technical issues beyond control)

13. Additional Services

Additional services (e.g. late check-out) may be offered for an extra fee.

A link to purchase these services may be sent to the Guest via email prior to or during the stay.


14. Complaints

If the Guest identifies any issues during their stay, they are required to inform the Host without delay so that the issue can be resolved.


15. Personal Data Protection (GDPR)

The Host processes personal data in accordance with applicable data protection laws (GDPR).

Personal data is used solely for:

  • processing reservations
  • fulfilling legal obligations
  • communication with the Guest

16. Governing Law and Jurisdiction

These Terms and Conditions are governed by the laws of the Czech Republic.

Any disputes shall be resolved by the competent courts of the Czech Republic.


17. Final Provisions

The Host reserves the right to amend these Terms and Conditions at any time.

The version valid at the time of booking shall apply.
